Walker Design was instructed to obtain planning approval for a 4000sqft A1 retail store. Under permitted development rights you can convert Public Houses into A1 retail units, depending on the area of the proposed unit. When looking at the permitted development right, the area was too large and was outside the parameters of  permitted development so we submitted for change of use to establish the use on the site first. Walker Design were successful in obtaining planning permission and we were then instructed to submit for  4000 sqft A1 retail store of which we were successful. The site was very contentious with been next to the railway crossing, and with the site been so small we had to incorporate a first floor to achieve the 4000sqft along with the necessary parking numbers.
